What are the benefits of steel roofing?

‘Iron’ roofing is lightweight which allows for greater design flexibility as it can be made to resemble other roofing materials and can be installed over existing roofs.  Once it has been properly painted it is almost maintenance free - colour steel of course comes pre-painted.  Steel roofing is recyclable, which is a plus these days as is its energy efficiency.
On the down-side it can be quite costly to install and needs to be installed by professionals.  Steel roofing can be quite expensive compared to other materials.  Sea spray and salt laden winds shorten the life of steel and it can be easily damaged by flying debris and hail.

Steel is noisy when it rains which can be a plus or not depending on the individual.

How much does a new roof cost?

How often should I clean my roof gutters?

When guttering becomes blocked with leaf-litter or twigs water can overflow into vulnerable areas of the house causing severe damage to the roof itself and the walls.  It’s recommended to clean them as often as possible. 

Every house will need differing amounts of attention in this area dependent on overhanging vegetation like pongas or cabbage trees and the amount of wind-blown material.  Check roof gutters regularly, and you’ll soon get an idea of the need to clear them depending on the season.

 

Is roofing a flat roof a problem?

Flat roofs can be a problem as rainwater does not automatically drain off the roof. It’s imperative that flat roofing materials are as water tight as possible to prevent serious damage.  There are three main types of materials used on flat roofs:

  • Built up flat roofing materials.

Multiple layers of tar and water resistant materials covered with gravel. New waterproof materials have improved this technique. It is usually the cheapest of the flat roofing materials available; however, it is very heavy and may require strengthening of the joists. It smells terribly and is thus not suitable for residential properties. The gravel can clog gutters.

  • Modified Bitumen flat roofing.

This was once applied by burning the roll of material onto the roof, however it is now possible to use adhesives, thus cutting out the potential fire hazard. The surface can be created in light colors to reflect the heat and sun which will cut energy bills during the summer months.  This material is easy to install.

  • Rubber membrane.

This is durable and resistant to general wear and tear. Leaks are easy to find and repair, but the cost is really quite high. The black rubber does not reflect heat and lighter resurfacing is expensive.  It is quick to fit and will cause little disruption to residents.

What should I do if my roof is damaged or leaking?

There are some simple emergency repairs you can make, but permanent repairs should be made by a professional as soon as possible.
Your first priority is to collect dripping water in containers and lay down plastic sheets to protect floors etc. 

Secondly, check your guttering and downpipes to make sure they are clear.

Next, clear the roof of debris.  If you can locate the leak, patch the area with a product like asphalt plastic cement using a trowel. Don’t use liquid products as they do not work as well and can hamper permanent repairs by a professional. 

Other temporary repairs can be made using sealant and roof tape.
